Natural hazard risk is increasingly financial risk. As flooding, wildfire, and extreme storms affect property value, performance, and insurability, markets are pricing that risk in through rising insurance premiums, resiliency expenditures, tighter loan terms, and closer underwriting and investment scrutiny.
This session brings industry voices into the conversation to explore how that shift is playing out in real-world decision-making: what’s changing in the market, how physical risk is actually being priced today, and when investors and lenders might move beyond basic screening. Panelists will also address the limits of risk models which are useful tools, but only one input in a fast-evolving field and why assessing risk at the portfolio level demands a different lens than evaluating a single asset.
The panel will make the case that natural hazard risk assessment is on a similar trajectory to Phase I and Phase II ESAs: increasingly standard practice in CRE lending and investment, not a niche concern for the sustainability team alone.
